A good solicitor will keep the owner informed of the progress of a sale, organise the date for completion as well as help with any outstanding tax issues whether the seller is staying in Spain or moving funds to another country.
The solicitor’s main responsibility is to check that the property has the correct paperwork, that it is correctly registered with the Land Registry, and that it is being sold with no outstanding debts attached.
It also helps to have your own solicitor to speak in legal terms with the other party’s solicitor and answer any legal issues that may arise.

I wanted to write to you at the earliest opportunity to thank you and your team for everything you did for us. We think you've been quite exceptional in the way you handled the sale. I know it took a long time but you've always kept us informed and finally smoothed the way with the buyers.
And so I will close with a final last huge thank you and hope you and your business continues to flourish in the future and help people in the same way you did us.
Take care. Kind regards. Ever yours.
On behalf of all my family and ourselves, we want to thank IDEAL PROPERTY SPAIN for the interest shown and for putting things in motion to find the apartment of our dreams. We especially want to point out and show our gratitude for the professional and caring attitude... [Your staff member] helped us to work out the pros & cons that we had and finally resolve them thanks to the professional help that she recommended to us.
Mission accomplished! Thank you very for doing this for us! I am so glad for everything you have done for us. Your level of professionalism can better be imagined than described. All I can say is that it's top-notch! Thank you very much for the excellent job you have done for me and my family.
